What is a Maintenance Request Automation?

Property managers, facilities teams, and equipment operators traditionally field maintenance requests through phone calls or emails that then require someone to manually categorize the issue, judge urgency, and find an available vendor or technician — a process prone to delay and dropped follow-up. Automated systems ingest the request (often through a tenant-facing form or chat interface), classify its type and urgency automatically, check technician or vendor availability, and dispatch the job while keeping the requester updated on status without anyone manually relaying that information. Urgency triage is the part that carries real risk if automated carelessly: a request that sounds routine ("water dripping") can actually be an active leak causing property damage, so a well-built system errs toward escalating ambiguous or safety-relevant requests to a human rather than optimizing purely for throughput. Completion tracking matters just as much as intake — a request that's dispatched but never confirmed resolved is effectively still open, and automation should close that loop rather than assuming dispatch equals done.
